Located above Honokeana Cove and a short walk to crystal clear Napili Bay, Napili Ridge offers affordable prices for a world-class location.
Prior to the development of Kapalua Resort, Napili Ridge was originally built as “affordable housing” for the Kapalua Land Employees. They were constructed in the early 1970s, thus making this modest residential condominium a first-time home buyer or West Maui investors’ dream come true.
This is a low-density, two-story property with 132 apartments. There are 88 one-bedroom/one-bath and 44 studio apartments. Amenities include a pool, barbecue area, community laundry and a FABULOUS LOCATION!!
Originally, this was a leasehold property with a lease that expires in 2049. In 2009, the homeowners successfully purchased the lease. Now, the majority of the units are fee simple, with the option of the remaining units converting.
The views from most of the second story units are as spectacular as anything in Kapalua. As a matter of fact, the property is less than two blocks from the 14th fairway of the world-famous Kapalua Bay Golf Course.
Due to the current climate with COVID19 Napili Ridge is observing restrictions on social distancing. The State of Hawaii has now opened travel inter-island but out of state travel is pending. The Association is implementing new rules regarding short-term guest check-ins and employees’ interaction with them. Long term rentals and new owners still must come to the office to fill out forms and meet with the General Manager.
All short-term stays (180 DAYS or less) are now required to email the attached to firstname.lastname@example.org, This must be emailed and received before the guest arrives. Guests who arrive without this form having been received will generate a fine billed directly to the units owner for $25.00.
We are limiting the amount of interaction between short-term guests and staff. Any guests that come to the office will be referred to the unit agent/owner.

Therefore, effective June 16, 2020, all vacation rentals, including condominiums, Bed and Breakfast Homes and Short-Term Rental Homes, may operate for inter-island travelers, or out-of-state travelers who have completed their mandatory 14-day quarantine.
Out-of-state visitors that arrive in Maui County must complete a 14-day mandatory quarantine at a hotel or motel prior to rental of a condominium, Bed and Breakfast Home or Short-Term Rental Home.
The electrical project is back on schedule as follows;

All work is on Wednesdays.
Power will be off from 9 am till finished usually by 5pm.
We will need to enter the unit to verify meter connections. If we do not have access to the unit the power will not be on to the unit until MECO has access.
We will hand out notices one day prior to the work starting
- Laundry Price increase goes into effect July 1st. $1.50 per wash and $.25 per 8 minutes of drying time.
- Pool and BBQ will be closed from March 20th till April 1st. We will re-evaluate then.
All vacation rentals with an owner who lives off island must designate an on-island agent. This needs to be on each check-in form.
