Prior to the development of Kapalua Resort, Napili Ridge was originally built as “affordable housing” for the Kapalua Land Employees. They were constructed in the early 1970s, thus making this modest residential condominium a first-time home buyer or West Maui investors’ dream come true.

This is a low-density, two-story property with 132 apartments. There are 88 one-bedroom/one-bath and 44 studio apartments. Amenities include a pool, barbecue area, community laundry and a FABULOUS LOCATION!!

Originally, this was a leasehold property with a lease that expires in 2049. In 2009, the homeowners successfully purchased the lease. Now, the majority of the units are fee simple, with the option of the remaining units converting.

The views from most of the second story units are as spectacular as anything in Kapalua. As a matter of fact, the property is less than two blocks from the 14th fairway of the world-famous Kapalua Bay Golf Course.


HECO Emergency Shut off Program

Hawaiian Electric is launching a Public Safety Power Shutoff (PSPS) program starting July 1st. This means they may turn off power in high-risk wildfire areas during extreme weather conditions. While this may create hardships for affected customers, PSPS aims to prevent wildfires caused by downed power lines.

Here’s what you need to know:

  • The program starts in high-risk areas on Oahu, Hawaii Island, Maui, and Molokai.
  • You’ll be notified in advance of a potential shutoff through news releases, social media, outage maps, and updates to website. However, if weather conditions change suddenly, shutoff may occur with little or no notice.
  • Outages may last several hours or days depending on location, weather conditions and repairs needed.
  • If you have special medical needs that require electricity, be sure to register with Hawaiian Electric for advanced notifications at hawaiianelectric.com/PSPS.

We encourage you to prepare for potential outages by:

  • Having a backup plan for powering essential medical equipment.
  • Assembling an emergency kit with food, water, and medications.
  • Identifying a charging station for your phone in case of a long outage.

The association is implementing new rules regarding short-term guest check ins and employees interaction with them.  All long-term guests and new owners must still come to the office. No short-term guest may come to the office for any reason. All will be referred to the respective owners. We do not give out any owner information, so make sure any guests have the information they need prior to arrival.

A new registration form is on the green tab below. Parking passes must be visible from outside the vehicle when parked.

All owners with short term-guests are required to email the registration form to napiliridgeguest@gmail.com. Guest who arrive without this form submitted upon arrival will generate a fine of $25.00 billed directly to the units owner. Forms may only be turned in up to 24 hours prior to arrival.
